Investment Criteria

Winefield & Associates, Inc. (W&A) focuses its investments on infill properties in premium locations. Although the majority of our acquisitions take place in commercial and industrial areas in Los Angeles and Orange Counties, we invest nationwide.

Our typical investment criteria:

• Commercial properties in infill locations and manufacturing properties in industrial parks
• Clean values (post-remediation) ranging from $2 million to $20 million
• Sellers willing to accept a price reduction in consideration for our acceptance of environmental liabilities

Although we prefer rental income during the remediation and redevelopment process, this loose criteria is not a necessity.

​W&A will also examine properties that are financially distressed, e.g., in receivership.
